Building Stages

Site Cleanup 

Site cleanup is the first stage of building your house. When the builder completes all documentation and has got the owner to sign the documents, that is when it sends the complete file to the construction team. The team then assigns a site supervisor and the date to level the ground ready to start the build. This could be anywhere 2 to 3 weeks after the file is completed. 
Site cleanup or levelling will finish in one day it shouldn't take more than that. That is when the excitement begins. Metricon Homes have some very good site supervisors who knows their work and are pretty meticulous. Generally, every house builder will have some different rules, but it all depends upon the Site Supervisor not so much on the house builder. 

Waffle Slab

Site Waffle slab has been laid out as shown in the picture. It is basically used by builder to limit the amount of concrete required to build a concrete slab. Now there is nothing to worry about here. The waffle slabs conforms to the Australian Standard for Residential Slabs and Footings.  

So waffle slabs are quite light weight and pallets are laid out and tied down on the building site. So that concrete can be poured. It is at times called waffle pod foundation. 

This site is only seen for a day as once the concrete is poured then the white visual will no longer be seen. 


Slab Stage

This is the first stage in new home construction stages. It is also the stage when your payment will be due. Most builders coincide payments with build stages. This information is in the house building contract HIA that you sign at the time of sales. The construction stages of building a house is mentioned there and payment stages mostly coincide with it. This stage is the first stage and is mostly completed in 1 or 2 days. 

Now at this stage, the site supervisor will call you or inform you that this stage is completed. Most likely you will receive an invoice the next day. In my opinion arrange a site inspection by an independent inspector to inspect every stage of the house. Inspection stages in the construction process is very important and should be well considered by every home owner. 


Frame Stage

Once the slab stage is completed then construction will take a full swing. The construction stages will now take longer to complete. It can take anywhere between few weeks to few months to reach the frame stage. 

This is when you start seeing your house structure and the design on paper comes to life. The rooms would look either bigger or most cases smaller to what you had imagined despite all the measurements. I consider this building stage to be equally important. Completion of this stage will coincide with the payment. 






Lock Up Stage 

Lock up stage is when literally the time builder can lock the house. So the windows are all up and all doors have been installed. If you have been sneaking in then may be this would be the last time you could do it without actually someone opening it for you. 

Well in our case lock up was not actually lockup as garage was still open but the door via garage was locked. 

Now, i understand it is important one for payment afcourse and also for keeping the thieves off especially if the appliances have been installed. 

Appliances really come towards the end, literally two days before the handover.
