Project Builder Volume builders, Cookie Cutter houses, similar looking designs these are just various ways people identify them with. There are afcourse pros and cons in going with a project builder. 

Benefits of going with a Project Builder: 

 • Project Builders have display homes in major cities of the Australia. Just in New South Wales there are several display homes. They are called as Display Villages or Homeworld. This allows the buyer to visit them, walk through their designs, communicate with their sales team and get the feel of overall build quality. Don’t pay too much attention on the quality as this is designed only for display purposes the reality is a bit far from the truth. 

 • It is a learning experience; you will learn one thing or the other by meeting different builders. You are there to just absorb and not trust everything what has been put forward. 

 • The key to focus is the floorplan. If there is a floorplan you like and absolutely you can imagine living there then definitely worth considering. 


 Disadvantages of going with a Project Builder: 

 • They control the overall project and leave little room for changes and once the deal is signed and selections have been made. 

 • They have their own timelines to start the project and if they are building 100 so houses in a year then you never know when your turn will come. It’s not that you can pick up the phone and call Mr.Harry and ask him to start your house, the first line of customer service is pretty pathetic. 

 • As the contract is between the buyer and builder so there is no one independently looking after the build quality and ensuring it is a beautiful build. For which in most cases you have to hire an independent Inspector. 

 • They say it’s cheaper to built with a Project Builder, I say that there is no advantage to the home owner. Even though the Project Builder may be getting supplies at bulk rate, it’s not that they are forwarding that discount to the owner, they still need to keep a certain margin which could be anywhere between 10% to 30%.
